Hamilton's Zeina Homes finds success by thinking small

With floor plans ranging from 2,200 to 4,000 square feet, you could say Zeina Homes thinks big when it comes to custom builds.

At the most recent Hamilton Halton Homebuilders Association Awards of Distinction, Zeina was awarded for having the best single-family home 2,000 square feet and over, and the best home valued between $1.5 and $3 million.

But in other ways, Zeina has made a name for itself by thinking small.

While many local builders will construct hundreds of homes a year, Zeina has found its niche building 20 to 30 custom homes annually.

Current developments include Vienna Orchards in east Hamilton, a 43-lot development just off Greenhill Avenue.

Also under development, Alayche Woodland is a six-lot single detached development in Ancaster’s Scenic Woods neighbourhood.

Looking ahead to this spring, Zeina is planning a grand opening for its upper Stoney Creek Alayche Village development. The company is building 27 single-detached homes in the Rymal Road and Second Road West area.

Dennis Petis, a broker with Royal LePage Macro Realty, has worked with Zeina for 10 years, handling sales and marketing. He also has a background in residential property development.

Petis said Zeina Homes plans to welcome Mike Holmes to the grand opening of Alayche Village development, tentatively planned for May.

“We’re very excited about that,” said Petis.

All Zeina homes are inspected by the celebrity contractor's specially-trained inspectors, as part of Zeina’s Holmes Approved Homes Program.

Zeina Homes typically range from $700,000 to $5 million.

Petis believes Hamilton continues to be an attractive place for working professionals from the GTA, especially when they compare an $800,000 Hamilton home to an equivalent residence in the GTA priced much higher.

“We get a lot of people from Burlington, Mississauga, Toronto,” he noted. “It’s very exciting seeing how people are starting to appreciate the city.”

Edgard Navarete, Ontario regional economist for Central 1 Credit Union, agrees that Hamilton remains an attractive place for working professionals coming from the GTA and beyond. Despite the challenges of a shrinking supply of land, Navarete predicts a modest uptick in the housing industry in the lead up to 2020.

“You have a lot of people moving from other parts of Canada, non-permanent residents coming for job opportunities, for school,” said Navarete, who authored a housing outlook study for Central 1 released last November.

Zeina Homes was founded by the late Mustapha Alayche, who earned his living building condominiums in Lebanon before coming to Canada in the early 1990s. His sons are now partners in the three-generation family company.

Members of the Alayche family still work up to 10 hours a day, seven days a week, often on the job site meeting with clients.

Petis said a customer-focused approach has been key to Zeina’s ongoing success. The company prides itself on open communication with homebuyers at every step of the process, to ensure needs are met.

Zeina often accommodates requests for special floor plan additions, like an in-law suite, indoor pool, elevator, home theatre room, sauna, wine cellar, water filtration system, or handicapped accessible features.
