Dundas' oldest building recommended for high priority heritage assessment

Heritage planning staff recommend a formal cultural heritage assessment of Dundas’ 212-year-old 2 Hatt St. be given a high priority and completed no later than July 1, 2018.

In a preliminary screening report going to Hamilton’s Municipal Heritage Committee on Thursday, Oct. 19, staff say the former general store associated with Richard Hatt’s nearby mill, and home to the area’s first post office, meets all provincial criteria for physical, design and historical value required to undertake a study determining whether it is worthy of official heritage designation.

The building’s significant heritage value, its age and the fact it’s currently vacant and for sale are contributing factors to the staff recommendation for high priority.

“At the time of preparing this report, the city has not received any applications for the demolition or redevelopment of the subject property,” the report states. “However, the building has been vacant since at least May 2013 and is currently for sale.”

Staff also recommend the heritage committee ask city council to require a cultural heritage impact assessment if there is any notice or intention to demolish or remove the building.

According to the preliminary assessment report, 2 Hatt St. was built circa 1804, is believed to be the oldest building in Dundas and included the first officially recognized post office in Dundas between 1814 and 1820. It later operated as a blacksmith shop until 1943, when it was converted into a residence and then home to Folks Electric in 1961.

The report notes the building is associated with Richard Hatt and his expansive complex known as Dundas Mills, and has the potential to help provide an understanding of the early development of Dundas.

“Richard Hatt was an active member of the Dundas community until his death in 1819, serving as justice of the peace (1800-1819), as a road commissioner before the War of 1812, judge of the new district and surrogate court (1813-1819), newspaper proprietor (1818-1819) and in the House of Assembly (1817-1819),” the report states.

The building is documented to have served as a refuge for British soldiers during the War of 1812.

The property is currently listed for sale at a price of $449,000 and has been on the market for almost four months. It was originally listed in June for $489,000 by current owner Andrew Galbreath.

The City of Hamilton placed a certificate of tax arrears on the property in May, allowing the municipality to sell the property a year later if no payment was made on more than $35,683 in outstanding taxes.
